When first proposed nearly six years ago, the Mayor’s plan to begin rehabilitating portions of South Bloomfield was divisive, to say the least, and more than one sternly worded op-ed appeared in our stalwart Bloomfield Picayune. I have to admit that even I was skeptical, until I attended the ribbon-cutting ceremony last Saturday morning.

St Louis Real Estate Market….Not in bad shape at all!

The St Louis real estate market is not in bad shape at all. I know what your saying “but we hear about the bad market on the news.” Your right! It is in bad shape….on the NATIONAL level, but unless your buying homes in every state why does the national real estate market concern you? Your buying in St Louis, so lets focus on the LOCAL market and stop paying attention to the news. Every time a study is done about the real estate market it uses numbers from 20 cities. Just so you know some of those cities include, Chicago, New York, Los Angelas, Las Vegas, Miami. In case you have been living under a rock for the past 5 years those cities took huge price drops, so it really shouldn’t be a surprise when those studies say the market is still down. So let’s examine what has gone on in St. Louis over the past year.

The graph on the left shows the amount of homes sold over the past year. If you remove May and June (typically higher months) you will see the amount of homes sold is above other months including most of 2010. You will also notice the amount for sale has decreased, so with more homes selling and a lower amount of homes available that means a lower inventory. This chart is complimented by the other chart representing the months of inventory over the past year. Anytime we have a 5-6 month inventory that is considered a healthy even balanced market. So as you can see St Louis is doing really well, ignore the national news and pay attention to your local sales numbers.
